I was recommended to Ian by another real estate professional that I had a great experience with, but that was not specialized in the area I was seeking to purchase a new home. He knew me well, and talked to a couple of agents before linking me up with Ian. I could not be more grateful! I’m a pretty determined, full-steam ahead kind of gal, and I know I can be demanding and ask a ton of questions. I was so impressed from the very beginning with Ian’s responsiveness to all my inquiries, and his pro-activeness in getting my fiance and I in to see properties – often the day they hit the market.
I knew going in that the market I was looking in was very competitive, especially with me using a VA loan. Ian never let his enthusiasm fade even after some initial disappointments, and he helped us both keep our spirits up throughout the process. Because of our busy schedules, Ian made himself available at odd hours – and never complained and even brought us Starbucks on the early mornings!
This is the third property I’ve purchased, but I’ve never had an agent provide me with so much information to help guide our decision making process. Even with my VA loan and the crazy market, Ian got my fiance and I into a home in a great community that we’re really enjoying. Purchasing my home through my real estate agent (now also broker), Ian-Mark Villalba, has been a delightful and unique experience. We made several trips to the Temecula area looking at various homes in different locations. Ian has proven to be very energetic, extremely organized, possesses a great fund of knowledge and is a man of integrity.
Every time we met he was ready with clipboards, downloaded property materials, maps and the sequence in which we would visit homes. Before leaving every property, he paused to ask pertinent, 1-10 scale questions about the home and the neighborhood.
He was also flexible in the days’ schedule, particularly on the day I saw the property I purchased. We were visiting a house on the list, when the next door neighbor inquired if we were looking to purchase a house. He invited us in and showed us a very clean, spacious home, of my exact needed square footage. Before the end of the day, I had two homes to offer bids.
In the subsequent days, the owners of my first choice decided against selling their home and Ian was gracious in helping me determine the next step. My offer was accepted and Ian started the process in motion to purchasing my home. As a personal touch, he suggested I write a descriptive letter to the owners of who I am. We encountered a few setbacks along the road but Ian’s knowledge made the course easier and I leaned on his know-how and his integrity!
I have been in my home for a year now. I have made new friends, have enjoyed exploring my new environment and have found additional purpose in my life. I’m extremely grateful that God placed Ian-Mark in my path as he has been instrumental in this new season of my life.

Ian not only sold our house but found us our new home that had land so I could have my beloved horses, Lizzy and Skye! We had multiple open houses and drew many visitors and multiple offers.
